DESIGN PROCESS

Here at Outside In Construction, INC., we are focused on providing a comfortable approach to the design of your new home or remodeling of an existing space, with you in the driver’s seat. Unlike many firms, we do not impose our own vision on the design process; we are here to work with you to deliver the space that you desire.

We offer a seamless and complete management and integration of an assortment of site elements, this includes Site Surveying, Shoreland/Wetland Permitting, Landscape Design & Septic Design. We offer these services through multiple trusted experienced firms we work with regularly, and offer to pair these services with the design process, to assure that the new plans for your home seamless integrate with either an existing or new piece of property.

1st Meeting

The design process begins with an initial meeting, either in person or remotely, with the company owner, Jesse Lindland, who performs all the design work. In this meeting, he will review your ideas, sketches, images, or plans, and get your input on the different layouts, features, and ideas that you want in the spaces. Jesse will put all these together to create a draft plan for your review and integration, and openly discuss how these can be utilized, areas that may need to be revised to accommodate current code/construction requirements or the budget of the project and provide additional suggestions. This initial meeting typically takes 2-4 hours to complete.

Jesse will also discuss a variety of utility, insulation, and finish elements at this meeting, to assemble an outline of your desired construction and finish of the home or space. This is where you will have a discussion of the overall budget for the work, and Jesse will provide input on the various elements that you want to include in the home or space, how they will affect the costs, and suggest areas where they can be adjusted if needed. Jesse will work with you on the design process and determination of the finish specifications, guiding the process to align with your budget. From this meeting, Jesse will formulate an initial plan set for the home or remodel of the space; this typically will include sections with multiple layout options, provided to you for review, ensuring that you can see all the possibilities upfront. Jesse will also provide a list of talking points and suggestions based on his design work and review them with you. This process can take 2-3 months, depending on the complexity of the design and current schedule.

If Outside In Construction, INC. is engaged for site planning elements, Jesse will review the plan elements with you, to assure that as the design of your home or space is started, it will integrate with the land and finishes on the property you are looking to integrate such as patios, retaining walls, driveway, yards, etc.

2nd Meeting

Another meeting will be scheduled once the initial draft plans are ready for you, and you have had time to review and absorb them. These will include notes related to any site planning elements (if engaged) to assure placement of the home, heights, exterior decks/steps and other are meshing with the site plans underway. This meeting can also be done in person or remotely. The draft plans will include layouts, basic elevations, and some basic 3D images of the exterior/interior of the space. This is where you can give all your feedback to Jesse, who will walk you through the design, discuss areas where there may be multiple layouts available, discuss the flow and feel of the home, review code/construction requirements and revisions they may entail, and review any elements in the design that could affect the budget.

After this meeting, Jesse will revise the plans, accordingly, reaching out to you during this process to get your feedback on the changes requested from the meeting. If engaged, he will work with you on the site plan, septic design, landscape design and any shoreland/wetland permitting requirements, assuring that these are integrated with the final plan set. This process usually takes 1-2 months, depending on the complexity of the design and current schedule.

From here, Jesse will work on finalizing the designs for the home or space, working closely with you to bring the plan set to a completion point. This is where the finish details, textures, and polish of the plans will occur, and finalized 3D images of the exterior and interior will be provided and integrated as part of the plan set.

At this time, Jesse will provide you with a complete detailed proposal for the work to be done, based on the designs and discussions on the various elements you wish to integrate in the home. If engaged, this pricing will include any site elements including installation of a new septic/well, finish landscaping, shoreland work and more.

A complete design package from Outside In Construction, INC. includes all of the following elements:

  • A complete foundation and floor layouts of the space.
  • Exterior elevations.
  • Multiple cross sections.
  • Roof plan.
  • Complete window & door schedule, with layouts and elevations labeled.
  • 3D images of the exterior and interior of the home, with a virtual tour available.
  • A complete initial electrical layout, showing outlets/lighting/switching and associated wiring.
  • A room schedule, outlining label, square footage, and finish types.
  • A fixture schedule for plumbing, lighting, and basic equipment.

Outside In Construction, INC. also provides a variety of other services required for the construction of a new home or remodel, such as Structural Engineering for unique New Construction designs or reworking of existing spaces, Floor/roof and other structural layouts required for permitting and construction, and any other element that is required for a complete start to finish construction or remodel project.
