SELECTION PROCESS

Outside In Construction, INC. has been building, expanding, and remodeling homes for over 25 years in the Lakes Region area, and we understand the challenges that the Selection Process can entail. We ensure that you have access to the various vendors and suppliers, work to keep these in budget, and assure availability for construction. These are just a few of the many elements that Aimee Brothers, our Selection Coordinator, handles with you throughout the process.

Whether we work with you to create a complete design for your new home, addition, or remodel of an existing space, or you bring your own set of plans, Aimee will work with you through the selections. These are divided into two categories: Allowance items and Non-Allowance Items, which will be part of the Proposal that you will receive from Outside In Construction, INC.

Allowance Items

These selections have a variable cost, based on what you choose, meaning you can spend under, on budget, or over the Allowance, thus affecting your investment on that selection. Here is an example: in a proposal for your new home, an Allowance of 20,000 is included for your new hardwood and tile floors. If the products you choose end up costing a total of $ 18,000, you will have a $ 2,000 credit from this, which you can use towards other Allowance items, any Change Orders, or receive a credit off an invoice. Alternatively, if you choose flooring that costs $ 22,000, you will have an additional $ 2,000 that will be due on this element, which you can either cover with a credit from another Allowance that you may have come in under, or provide the additional funds to cover it. Allowances typically include, but are not limited to, the following elements: Windows & Doors, Garage Doors, Flooring, Plumbing & Lighting Fixtures, and Cabinets & Counter Tops. Additional details on how these Allowances are determined and how Aimee assists in guiding our Vendors/Suppliers and you through this process are below.

Allowance items are based on the Proposal for your new home, remodel, or addition to your space. The included cost is based on the type, style, and finish of the various products you wish to have in your space, current vendor and supplier pricing, and any included shipping, handling, and warranty coverage. We do our very best to align the Allowances in our proposal with our clients’ desires, while maintaining the budget and meeting the current supply pricing.

Non-Allowance Items

These selections are based on fixed finishes in your home Proposal, and you will have an assortment of choices from options that we will provide for your review. An example of this would be exterior roofing colors: the Proposal will outline the type, locations and styles, and you will be able to choose from the available colors. These typically include, but are not limited to, the following elements: Roofing, siding, decking and railings, interior doors, trim and baseboard profiles, and paint colors.

Aimee will work with you once the project is contracted, starting by providing a complete list of current vendors/suppliers and an outline of the desired timetable of the process. We request that you always call ahead and pre-arrange your meetings with our suppliers and vendors, so that Aimee can provide them with specific details about your project, including plans, details she has discussed with you, the timetable for construction, and the Allowances. This ensures that when you meet with our vendors, you are shopping for the different fixtures and finishes that fit in your budget.

Aimee will work with you through the selection process, obtaining your choices and pricing from the vendors/suppliers, and providing them to you for review. Here you will give feedback, ask questions, and finalize your choices.

Through the process of Allowance and Non-Allowance selections, Aimee will coordinate with you to schedule multiple meetings, either in person or remotely, depending on your location and availability. This ensures that you stay connected throughout the process, have the flexibility to ask questions, and fully engage in all the selections for your new space.

Aimee will be here to work with you through the entire process, and help make it as smooth as possible, so that you can focus on turning your vision into a reality.
